Has anyone used this program? It promises a "bonus" of $3,500 (max) if you use this program to sell your home. Basically it requires you to follow certain marketing "stategies" in selling your home.

I was in the program, but sold my house before they did the appraisal, broker marketing analysis, etc., and didn't use the Prudential-recommended broker, so didn't qualify for the $500. However, they tell me that I qualify for the $3000. I understand you get it a month after the closing.
People in the June class had a wide range of experiences with the appraisals. Some had appraisals/backup offers that were close to their sales prices, but some had appraisals/backup offers that were $50-70,000 below their asking price. It appeared to depend upon whether you were in a falling or more stable market - the appraisers were being a lot more conservative in the falling markets.
